The monthly record: what closed, what it sold for, how fast it went, and what the numbers say about the market you are walking into. One month per edition, published the first week of the following month, on the same governed MLS data as Paulo's Pulse. The numbered POTM Blog issues say what the numbers mean; this series is the record.
How to read these figures
Each month covers closed sales with a close date in that month, recorded through the edition date; late-reported closes lift the count in the following weeks and move the medians little. Prices, days on market and sale-to-list are medians, never averages. Cash shares count only sales with reported financing. Inventory, months of supply, pendings and new listings are SFAR InfoSparks, San Francisco County. District and neighborhood reads use three months so no district sits on a thin month; neighborhoods under 15 sales are grey, never guessed.
