Living in Central Richmond, San Francisco

Classic Richmond living between Golden Gate Park and Clement Street, where I live.

What it feels like to live here

Central Richmond is the part of the city I call home, and the one I know best on foot and by bike. It sits in the middle of the Richmond District, roughly between Park Presidio and around 25th Avenue, with Golden Gate Park to the south and the energy of Clement Street running through it. The pace is calm and residential, the streets are lined with classic Richmond homes, and the fog rolls in and out on its own schedule. Every time I bike around the neighborhood, I'm reminded how lucky I am to live here.

Who it tends to fit

People who want a quieter, walkable, food-rich neighborhood with quick access to the park and an easy shot across the Golden Gate Bridge. It suits families, professionals, and anyone who values everyday convenience over flash.

Housing types

Mostly early-to-mid 20th-century homes: single-family houses, two-unit buildings, and edwardian and marina-style flats, many with garage parking and rooms tucked over the garage. You'll also find condos and the occasional TIC.

Transit and commute

The 38 Geary and 1 California run east toward downtown, the 5 Fulton skirts the park, and Park Presidio (Highway 1) gives fast access to the Golden Gate Bridge and Marin. Driving downtown is straightforward by SF standards; biking to the park is a joy.

Parks, food, coffee, and local anchors

Clement Street is the heart: independent restaurants, the Clement Street farmers' market, bookstores, and some of the best Asian food in the city. Arsicault Bakery's croissants are, in my opinion, heaven. Green Apple Books, the edge of Golden Gate Park, and easy access to the Presidio round it out.

Buyer considerations

Watch for the usual Richmond items: older foundations, drainage on downhill lots, roof age, and rooms or in-law spaces added over the years that may or may not be permitted.
