Neighborhood guide
Living in Richmond District, San Francisco
The west-side district along Golden Gate Park's north edge, from the Presidio to Ocean Beach.
What it feels like to live here
The Richmond District runs along the north edge of Golden Gate Park, from the Presidio in the east to Ocean Beach in the west. It's classic, diverse, food-rich San Francisco: calm residential streets, great Asian and global cuisine, and a strong sense of neighborhood. Locals usually think of it in three parts, the Inner, Central, and Outer Richmond, each with its own character.
Who it tends to fit
People who want walkable, livable, food-forward neighborhoods with quick access to green space and the Golden Gate Bridge, at a relative value compared with the city's east side.
Housing types
A broad mix: single-family homes, edwardian and marina-style flats, two-to-four-unit buildings, condos, and TICs. Garage parking is more common here than in much of the city.
Transit and commute
The 38 Geary, 1 California, 2 Clement, and 5 Fulton connect the district to downtown, with Park Presidio providing fast access to the Golden Gate Bridge and Marin.
Parks, food, coffee, and local anchors
Golden Gate Park along the southern edge, Clement Street and Geary Boulevard for food and shopping, the Presidio to the east, and Ocean Beach and Lands End to the west.
Buyer considerations
Because the district spans urban Inner Richmond to coastal Outer Richmond, fog, commute, and housing type vary widely. Decide which sub-neighborhood fits, then evaluate condition closely. Explore the dedicated guides below. For the full approach, see how I help buyers.
Seller considerations
Richmond District buyers value location, parking, and proximity to the park. Honest pricing and clean disclosures generally matter more than major renovation. More on the process on the sellers page.
Common property condition issues
District-wide, watch for older foundations, drainage on sloped and downhill lots, roof age, and unpermitted additions; coastal wear increases toward the Outer Richmond. This is where my construction background helps; see how condition affects long-term value.
