What it feels like to live here
Inner Richmond runs roughly from Arguello to around Park Presidio, the most urban and energetic stretch of the district. It's dense, diverse, and endlessly walkable, with two of the city's great commercial streets, Clement and Geary, running right through it, and the Presidio and Golden Gate Park on its doorstep.
Who it tends to fit
People who want walkable, transit-friendly city living with incredible food and quick access to green space, without the cost of the city's pricier east-side neighborhoods.
Housing types
A mix of edwardian flats, two-to-four-unit buildings, condos, TICs, and single-family homes. Multi-unit buildings are common, which makes it interesting for small investors as well as owner-occupants.
Transit and commute
The 38 Geary (and Geary Rapid) is a workhorse to downtown, the 1 California and 2 Clement serve the area, and the Presidio and park are walkable. Strong transit by west-side standards.
Parks, food, coffee, and local anchors
Clement Street's restaurants and shops, Geary's broad mix of food and services, the Presidio's trails just north, and the green expanse of Golden Gate Park to the south.
Buyer considerations
Many buildings here are older multi-unit structures, so pay close attention to building systems, shared walls, and, for condos and TICs, the ownership structure and any HOA or co-owner agreements. Parking can be tighter than the outer avenues. For the full approach, see how I help buyers.
