How's the market?
The question I hear most, and the honest answer is: it depends on what you're trying to do. A fixer in the Outer Sunset and a renovated condo near the park can move in different directions in the same month. Headlines describe averages; you'd be buying or selling one specific property. Tell me your situation and I'll give you a read grounded in what's actually closing right now. I also publish dated notes in Market Notes.
Should I buy now or wait in San Francisco?
It depends on your timeline, your finances, and what you'd be buying. If you plan to stay five-plus years, have stable income, and find the right property at a fair price, waiting for a perfect market rarely pays off. If your timeline is short or your finances are tight, waiting can be the smarter, calmer choice. I'll walk through your specifics honestly.
Do you only work in the Richmond and Sunset districts?
No. I work all over San Francisco and take clients into Marin, the East Bay, and down the Peninsula. The Richmond and the Sunset are home turf, where my block-by-block knowledge runs deepest, but the approach travels: read the building, read the disclosures, and be honest about risk, wherever the property is.
Will you tell me not to buy or sell if that's the right call?
Yes. That's a core part of how I work. If holding, renting, waiting, or walking away serves you better, I'll say so plainly, even when it means no transaction for me.

From Central Richmond I cover all of San Francisco, and I take clients into Marin, the East Bay, and down the Peninsula when that's where the right home is. The neighborhoods at right are home turf, the blocks I know on foot and by bike, where fog lines, block-by-block character, garage parking, foundations, and which streets hold value get judged street by street.
Why my background matters
I read buildings, not just listings
Before real estate, I spent years in property management, construction project management, and solar engineering, and I hold a BS in General Engineering from Santa Clara University. That means when we walk a property, I'm thinking about foundations, drainage, roofs, electrical, additions done with and without permits, and what the next decade of maintenance really looks like.
A house can show beautifully and still be a long-term money pit, or look plain and be solid. I help you tell the difference before you write an offer, not after you own it.

I'm Paulo Serna, a San Francisco agent and Certified Real Estate Planner. I've lived here since 1995 and work across the city and into Marin, the East Bay, and the Peninsula; the west side is home. I help buyers, sellers, and small investors make calm, clear decisions that still make sense years from now.
