What's your San Francisco home worth?
I won't hand you an instant algorithmic number, because algorithms haven't been inside your house. I prepare a real valuation: current comparable sales, honestly adjusted for condition, location, and what your property has that the others don't. You get the reasoning, not just the figure.
How it works
You give me the address and a couple of details below. I run the MLS comparables, adjust them for what I know about your block and property type, and reply personally, usually within a business day or two, with a range and the why. No commitment and no pressure: plenty of people ask years before selling, and that's exactly fine. If the numbers say selling doesn't serve you, I'll tell you that too.
Common questions
Does this valuation commit me to anything?
No. It's information so you can decide clearly. Plenty of people request it long before they'd consider selling, and some conclude they're better off staying. That's a good outcome too.
Why not an instant estimate?
Because automated estimates can't see condition, light, parking, permitted vs. unpermitted work, or block character, and in San Francisco those genuinely move value. I'd rather give you a defensible range with reasoning than a fast, hollow number.
