What it feels like to live here
Outer Richmond stretches from roughly Park Presidio out to the Pacific, ending at Ocean Beach and the dramatic trails of Lands End and Sutro Heights. It's the calmest, most coastal part of the district: foggier and windier, but spacious, friendly, and a genuine escape from the city's intensity while still being in it.
Who it tends to fit
People who want space, quiet, ocean access, and more home for the money, and who don't mind fog and a longer commute downtown.
Housing types
Predominantly single-family homes and two-unit buildings, many with garages and tuck-under rooms, on generous-feeling avenue lots. Among the more attainable west-side housing in the city.
Transit and commute
The 38 Geary and 5 Fulton head downtown but take time from this far west; many residents drive. Ocean Beach, the Great Highway, and Lands End trails are right there.
Parks, food, coffee, and local anchors
Ocean Beach and Lands End for the outdoors, the restaurants and bakeries along Balboa and Geary, Sutro Heights Park, and the nearby Cliff House landmark area.
Buyer considerations
