What it feels like to live here

Pacific Heights sits high on the north side of the city, looking out over the bay, the Golden Gate, and Alcatraz. It's one of San Francisco's most prestigious addresses: wide, quiet streets, grand homes, and two of the best shopping streets in the city just downhill. The pace is calm and established, and the light up here is some of the best in town.

Who it tends to fit

People who want elegance, views, and a central location, and who value established prestige and walkable upscale retail. It suits move-up buyers, executives, and families drawn to the private schools clustered nearby.

Housing types

Grand Victorians and Edwardians, stately detached mansions, and a deep bench of luxury condos and co-ops, especially toward Lower Pacific Heights. Some of the largest single-family homes in the city sit on the view blocks.

Transit and commute

The 1 California and 3 Jackson head downtown, the 22 Fillmore runs north-south, and the neighborhood is central enough that many trips are short. Parking is easier than downtown but tight on the prime blocks.

Parks, food, coffee, and local anchors

Fillmore Street's boutiques and cafes, Union Street's shops and restaurants just down the hill, Lafayette Park and Alta Plaza Park for green space and views, and the Spreckels Mansion as a local landmark.

Buyer considerations

Many homes here are large and old, so systems, foundations, seismic retrofitting, and the cost of maintaining a grand house all matter. What's the difference between Pacific Heights and Lower Pacific Heights?

Lower Pac Heights sits south toward Geary, with more flats, condos, and walkable retail at a relative value. The upper blocks hold the grand homes and the big views.
