What it feels like to live here

The Mission is one of San Francisco's most vibrant and central neighborhoods, and one of its sunniest, sitting in the city's warm belt. It's layered and energetic: deep Latino roots and decades of culture alongside a wave of newer restaurants and residents, world-class food, murals on the side streets, and Dolores Park as a citywide gathering place.

Who it tends to fit

People who want energy, culture, food, sunshine, and strong transit, and who thrive in a dense, urban, walkable neighborhood rather than a quiet residential one.

Housing types

A broad mix: Victorians and Edwardians, classic flats, two-to-four-unit buildings, newer condos, and TICs. There's a large rental and rent-controlled component, which shapes the for-sale market and matters a lot for investors.

Transit and commute

Two BART stations at 16th and 24th Streets, a dense web of Muni lines, and quick access to 101 and 280 make this one of the best-connected neighborhoods in the city. Many residents don't need a car.

Parks, food, coffee, and local anchors

Dolores Park, the taquerias and restaurants along Mission, Valencia, and 24th Streets, the murals of Balmy and Clarion Alleys, and a deep bench of bakeries, bars, and cultural institutions.

Buyer considerations

Much of the housing is older and multi-unit, so building systems, foundations, and permit history matter, and rent control and tenant status are central in any building with rentals.
