A buyer's guide to the Sunset District
What to know before buying in the Sunset, from the Inner Sunset village to the foggy Outer avenues.

The Sunset is one of the city's best areas for space, garage parking, and relative value, with the park on one edge and the ocean on the other. Here's what to weigh before buying here.
Inner versus Outer Sunset
The Inner Sunset, around 9th and Irving near UCSF, is more walkable and generally sunnier, with the N Judah downtown. The Outer Sunset, toward Ocean Beach, is foggier and more spacious, often more attainable, with a laid-back surf-and-cafe culture. Pick your sub-area first; see the Sunset District guide.
The housing stock
Predominantly single-family homes and two-unit buildings on the avenue grid, many with garages and tuck-under rooms. It's one of the better areas in the city for a single-family home with parking at relative value.
What to inspect closely
Older foundations, drainage on sloped lots, roof age, and permit history on garage-level rooms and additions. Toward the ocean, coastal exposure accelerates wear on roofs, gutters, windows, and exterior paint, so weather those items carefully.
The commute and climate tradeoff
The further west you go, the foggier the weather and the longer the downtown commute. For many buyers the space and value are worth it; for others they aren't. Be honest with yourself, and factor it into resale too.
Offer strategy here
