A buyer's guide to Central Richmond

What to know before buying in the neighborhood I call home, from housing stock to what to inspect.

Central Richmond is where I live, and the neighborhood I know best on foot and by bike. If you're considering buying here, this is the practical version of what I'd tell you over coffee on Clement Street.

What you're buying into

Calm, walkable, food-rich living between Golden Gate Park and Clement Street, with classic Richmond housing and quick access across the Golden Gate Bridge to Marin. The fog comes and goes; the convenience is constant. For the full lay of the land, see the Central Richmond neighborhood guide.

The housing stock

Mostly early-to-mid 20th-century single-family homes, two-unit buildings, and edwardian and marina-style flats, many with garage parking and rooms over the garage. Condos and the occasional TIC show up too. Garage parking and light exposure vary block to block and are worth prioritizing.

What to inspect closely

Older foundations and framing, drainage on north-facing and downhill lots, roof age, and any rooms or in-law spaces added over the years, permitted or not. These are normal Richmond items, but they affect value and your long-term cost. My construction background is built for exactly this read.
